Willow Yamauchi, a long-time Vancouver resident, shares her journey of purchasing a home in the city for C$275,000 25 years ago, a property now valued in the millions. At 52 years old, she reflects on the privilege of her generation that has allowed many to acquire assets as prices skyrocket. Today, the average price for a detached home in Vancouver surpasses C$2 million, leaving many younger individuals — lacking parental assistance — unable to afford the city they call home.

Surveys indicate that, across Canada, many residents view housing affordability as one of the most critical issues going into the upcoming federal elections. In 2021, average household income stood at C$88,000, while the average home price was recorded at C$713,500, illustrating a stark discrepancy that has only worsened in urban centers like Toronto and Vancouver.

In a recent debate, Canadian leadership tackled these rising concerns, with each party presenting their housing strategies amid intense scrutiny from the public and stakeholders alike. Students at the University of British Columbia expressed firsthand experiences of financial strain, with many choosing to live at home or sharing cramped accommodations to reduce costs.

Emily Chu, a 24-year-old student, exemplifies this struggle, having delayed her education to afford living expenses, while others echo her sentiment of hopelessness regarding future homeownership. The affordability crisis extends beyond students, impacting young professionals, like Margareta Dovgal, who feel pushed to consider relocating to more affordable provinces like Alberta.

Analysts indicate that the roots of Canada's housing crisis lie within a complex web of supply shortages, high construction costs, and restrictive zoning laws. The Canada Mortgage and Housing Corporation estimates that at least 3.8 million new homes must be built in the next six years to tackle the ongoing shortage, but current construction rates fall well below this target.

Political parties are keen to address housing in their campaigns, with the Liberal Party proposing a plan to create 500,000 new homes per year, while the Conservative Party seeks to incentivize city-level initiatives and eliminate federal taxes on new constructions. Despite these proposals, skepticism remains as critics question the viability of such ambitious goals.

As the elections approach, many Canadians hope for effective solutions to the housing crisis, yet challenges remain entrenched. While politicians tend to skirt around the core issue of generational wealth disparity within the housing market, the stakes continue to rise for those under 30, whose dreams of homeownership fade further away with each passing day. “You either have to win the lottery or marry a multi-millionaire,” quips Dovgal, summing up the disillusionment faced by those attempting to secure their futures in an increasingly complicated housing landscape.
